Our Services
Unlike some companies, the management fee we charge encompasses all of the following services at no extra cost to you.
- We will attend to bookings/lettings and enquiries for your property (if required) expeditiously. We will take deposits on your behalf and deal with terms and conditions with the clients (you need not worry about anything). We will also provide maps/directions to your property for your clients/guests. We will keep availability details on line for owners and clients to view.
- We can help prepare your property either for yourselves or for rental and give advice on this subject. Should you wish we can also purchase quality linen, towels etc. on your behalf.
- Regular property maintenance checks are carried out by ourselves or one of our staff. Any problems located during these checks will be rectified immediately, so that your property runs smoothly. We will consult you should larger items need replacing or fixing.
- We will be responsible for the running of your gardener, pool cleaner and any other member of staff linked to your property
- If you do not already have above-mentioned employees we can arrange them for you at no extra cost.
- We will hold keys for your property and arrange for them to be available for your guests, any trades person and cleaners.
- We will visit your property before and after guests have been and will also attend your property and meet your guests within 24 hours of their arrival. This is to assist with any enquiries/queries they may have.
- We place a "house book" within all the properties that we manage. Within this are contact numbers for ourselves (we are available between 8am and 8pm for queries and everyday problems, but are available 24 hours should an emergency arise). Local emergency services numbers are also included. A run down of things specific to your property, i.e. details of how appliances work, house alarms, electricity and gas points. General points to remember in Spain, local activities and many other things.
- We can settle accounts on behalf of the owner re suppliers, urbanisation fees and other accounts that may arise.
- We will happily help translate letters or other correspondence at no extra cost.
- We will collect and deliver your laundry from your property (cost of laundry is the responsibility of the owner).
- A welcome food pack can be supplied for your guests, size and contents to the owners requirements. (Welcome packs are charged to the owner)
- We can supply and deliver gas bottles to your property (cost of bottle charged to owner).
- We ensure that there are sufficient bulbs in the property should any stop working. Candles will also be supplied (just in case the Spanish electric supply fails).
- We can organise electricians, plumbers and any other tradesmen at very short notice due to a long standing working relationships with various companies/individuals ("call outs" include out of hours and weekends)
- Quotes for air-conditioning or other installations can be obtained at no extra charge
- We also employ a "handyman" who is very capable of dealing with minor problems that may arise.
- Every quarter we generate a comprehensive account, showing all expenditure allowing you to be fully appraised of your financial position.
- Your management fee is based upon the size of your property (see price list).
- Should there be any other items you wish to be included in the management package, we are flexible and understand that individual owners may have their own specific requirements.
